TYPES OF INSPECTIONS

Duke Inspection Services has 20 years of experience inspecting houses, condominiums, multi-family homes, townhouses, etc. Reports are not generic; the detailed reports are prepared specifically for each client. The detailed report is designed specifically for the style of residential construction. So, the report we offer to a client buying a 4 bedroom house is not the same as the report provided to our client buying a 2 bedroom Condo.

Rental properties are inspected with the idea that our client might need to be aware of certain aspects of homeownership/landlord topics.

• Condos
• Townhouses / Cluster Homes
• Multi-Family / Duplex
• Small Apartment Buildings (less than 5 units)
• New Home Construction

The inspection process is also an opportunity for the client to learn about the property. Clients are encouraged to attend the inspection and let the inspector know of any questions or concerns. The inspection process will allow the inspector to identify important items for the client such as water shut off valves, meter locations, circuit breaker locations, etc. Often, clients might have questions about how systems functions and the inspector will take time to explain major components such as the furnace, water heater, and sump pump system, etc.

The general home inspection will include all the areas of inspection set forth by the State of Ohio (per Ohio Home Inspector Licensing Requirements) and the Standards of Practice of the American Society of Home Inspectors (ASHI)

Not all areas, systems, and components are included in the scope of the inspection. The inspector will not be evaluating swimming pools, generators, recreational equipment like trampolines, fountains & fish ponds, etc. Condo common areas are not inspected.

The inspection and evaluation of septic systems, pumps, wells, etc. are beyond the scope of the general home inspection.
